Terms and condition.

1.      On booking a sales and purchase agreement shall be executed between the promoter  and the party

2.      On payment of the first installment (40% of the proposed amount) the land is registered to the party and a construction contract to be signed between the owner and Jays builders. The concept of the transaction shall be sale of land on the condition that Jays builders shall only be undertaking the construction utilizing the funds made available by the owner as advances.

3.       Registration charges, cost of stamp paper, legal and miscellaneous expenses in connection with the registration of land to be paid by the purchaser.

4.      Building permit shall be sanctioned in the name of the owner. Kerala building tax, service tax, construction workers welfare fund or any other statutory payments in connection with the construction and KSEB deposit / water connection deposit shall be paid by the owner.

5.      Individual villas are completed within 18 months after obtaining the permit and handed over to the owner only after paying all outstanding dues

6.  The measurements/specifications shown in the brochure shall be subject   to variations of minor nature, if such variations are needed due to statutory or commercial requirements, that will not be objected by the owner.
